Types of Buyer’s Request Service Fees
I. Requests during Reservation Stage

 

 

Exempt from service fees

1. Reinstatement of Cancelled Reservation (more than 6 months from date of cancellation)
2. Refund of Reservation Fee (allowed only if reasons are proven to be the fault of the company
3. Transfer of Unit Resulting in an Upgrade (allowed only if reasons are proven to be the fault of the company)
4. Additional Discount
5. Change in Buyer’s Name or Transfer of Rights / additional or Deletion of Buyer’s Name First request is free of charge. Subsequent request is subject to P30k service fee
6. Transfer of Unit Resulting in a Downgrade (allowed within the project only)
7. Change in Schedule of Payment Subject to P10k service fee after the 1st 15 days of the reservation period or if buyer indicates in the Confirmation of Schedule of Payment (CSOP) that selected SOP is final
II. Requests during Down Payment / Monthly Amortization Stage  
1. Hold/Pull-out / Replacement of PDCs

2. Redeposit of Bounced Check
3. Waiver or Reduction of Penalties
4. Change in Buyer’s Information / Profile
5. Early Turn-over of Unit
6. Alteration of Unit
7. Back-out
8. Refund in Excess of Provisions of the CTS/Maceda Law
9. Change in Payment mode
10. Transfer of Unit Resulting in an Upgrade within the Project defined as an increase in Total Contract Price (TCP) of the higher of Php100,000.00 or 5% of TCP
11. Consolidation of Payments and Application of such Payments
12. Advancing of Payments – takes place when a buyer opts to pay his/her monthly installments in advance without any intention to alter his/her original payment scheme/schedule
13. Change in Payment Scheme Resulting in Acceleration of Payment defined as measures resulting in the reduction of credit risk by way of shortening the payment period, increasing the monthly amortization or decreasing the total outstanding balance
14. Change in Buyer’s Name or Transfer of Rights

 

 

Subject to P30k service fees

15. Addition or Deletion of Co-Buyer/s
16. transfer of Unit Resulting in a Downgrade within the Project defined as transfer to a unit priced lower than the original unit or where the new unit is priced higher, however, the differential in TCP is less than the higher of Php100,000.00 or 5% of TCP
17. Change in Payment Scheme resulting in Payment Restructure – defined as measures resulting in the increase in credit risk by way of lengthening the payment period, lowering the monthly amortization or increasing the balance for payment
